Loan Setup, Loan Processing to Underwriting

The loan setup to the underwriting stages will provide essential tasks to move the loans from each required phase to accomplish the guidelines and requirements based on the loan established by; the lender, the investor, the agency and the loan service/private investor/lender, and more.

Pre-Loan Underwriting and Underwriting Review

For each loan, especially a purchase, we are aware of the deadlines that must be met, so each loan is and remains in compliance with the initial and final Sales Contract/Purchase Agreement. The pre-underwriting review includes but is not limited to the process of determining borrower's identity, verifying income, assets, liabilities, credit, property collateral/appraisal, and disclosures.  This will be reviewed based on the loan type product (FHA/VA, Conventional, USDA, etc.) at time of loan submission.

Pre-Funding/Pre-Closing/QC Quality Control Reviews

In addition to providing mortgage loan processing, loan underwriting and operational services, THE ORIGINAL MORTGAGE DOCTOR™ also works with the lenders to maintain as well as implement a written pre-funding, and QC review plan(s). These plans will outline the requirements for; the loan(s) selection process; the verification of data; and loan documents based on the timing of the review and the agency reporting requirements, and more!

Complete Fulfillment Services 

THE ORIGINAL MORTGAGE DOCTOR™ will ensure all documents and forms are submitted in good faith.

We will also review proper documentation to assure the borrower’s identity.

We will also review, TILA-RESPA Integrated Disclosures (TRID) documentation also known as, the Good Faith Estimate (GFE) and the initial Truth-in-Lending Disclosure (TIL) both has been combined into the new form called Loan Estimate (LE) and Closing Disclosure (CD) which is also know as HUD-1 Settlement statement..

As applicable we will also support required documentation for Non-QM loan types.

The Loan Quality Initiative (LQI) is related to compliance as it relates to the verification of the applicant's mortgage eligibility
